Goodman Logistics Center Fullerton
Goodman Logistics Center Fullerton is a ground-up development of four buildings spanning 66 acres, which required the demolition of 1.3 million square feet of industrial buildings before starting. Oltmans Construction Co. was awarded tenant improvements on all buildings. Each of the four buildings includes offices, warehouses, and built-in loading docks. The site is conveniently located near the Long Beach ports and rail lines and benefits from a strategic location, less than a mile from the 91 and 57 freeways. Tenants for the campus include Sprouts Farmers Market, Samsung, and Bandai Namco.

Self-Performed Concrete Tilt-Up
The project features a distinctive concrete design that is meticulously crafted to meet architectural and structural objectives. Oltmans' self-performed concrete division, with carpenters averaging 15 years of tenure, reverse-engineered the design to form and safely raise each unique three-dimensional corner panel. The structure features a unique E-shaped panel design at each corner that meets at a 45-degree angle, with glazing filling the voids. Building and lifting these corner panels was an incredibly involved and delicate process due to the unique shape made by the cantilevered portions. This striking architectural feature creates a pop-out that can be seen on top of the glazing.
Pursuing LEED and Sustainability
Goodman Logistics Center Fullerton is pursuing LEED certification. During the construction of the project, 95% of all existing on-site materials were recycled, and several sustainability features were incorporated, such as electric vehicle charging stations, motion-detected lighting, and a solar-ready roofing system. The redevelopment project transformed a historically heavy manufacturing site into a modern industrial hub. Upon completion, a commemorative plaque and orange trees were planted, honoring the city's rich history of orange groves.
Sprouts Farmers Market
Sprouts Farmers Market relocated its distribution center from San Diego to Fullerton, enhancing its capacity to deliver fresh produce to stores within a 250-mile radius. The 336,968 square feet building features several temperature-controlled areas ranging between 32 - 50 degrees Fahrenheit. Oltmans completed the core, shell, and office tenant improvement construction for the building. To prep the shell for Sprouts' refrigeration needs, a Polar-Ply thermal shield was installed to the underside of the roof deck, and a 5.5-inch insulated TPO rooftop was added to watertight the building, conserve energy, and eliminate condensation. Specific to the grocer's needs, several trench drains were located throughout the warehouse, and a continuous dock pit was poured for food-grade vertical dock levelers and insulated dock doors.
