Oltmans has partnered with Living Spaces for the past ten (10) years across 16 different Living Spaces retail showroom & distribution center locations on projects valuing over $300M. Oltmans continues to have a strong partnership with Living Spaces, assisting them in their aim to open six (6) new stores every fiscal year.

Living Spaces is a furniture retailer, with showrooms all over California, stretching into Nevada, Utah, and Arizona. Oltmans has partnered with Living Spaces for nearly twenty (20) years and completing construction on 25 different Living Spaces locations. These projects range from new, ground-up showrooms to conversions & renovations of existing facilities.
Phoenix, AZ 450,000 s.f.
This tenant improvement project involved entering a newly built 450,000 s.f. shell and producing 110,000 s.f. of retail showroom and 350,000 s.f. of distribution center space. The completed facility consists of a furniture repair shop, new HVAC and mechanical system, additional electrical services, a recycle facility and a coordination office for Living Spaces, Phoenix. The overall $7.9M project was completed on schedule in 24 weeks.
Fremont, CA 315,000 s.f.
Construction of a concrete tilt-up shell & tenant improvements to produce a single story retail furniture showroom and warehouse. The project also included 5,000 s.f. of office space.
Panorama City, CA 136,000 s.f.
This project was a conversion and renovation of an existing manufacturing facility to a new 103,925 s.f. furniture showroom for Living Spaces. Additionally, Oltmans demolished a 100,000 s.f., functionally obsolete metal building that was on the site to construct a new 71,751 s.f. warehouse with a 38 ft. clear height. The new warehouse included loading docks and customer pick-up areas as well as a 2-story spare parts building. Oltmans also renovated the entire site with all new landscaping, paving, curbs, and gutters as well as provided extensive rehab of existing site parking and addition of new parking areas. In a major “green” initiative, the project features a modern groundwater regeneration system that will take the first 3/4” of rainfall and direct it into the groundwater system. Other ‘green’ components of the project included a ‘cool’, white single-ply roof featuring 3 1/2” of rigid insulation with the .45 mil TPO, an energy efficient HVAC system, and drought-tolerant landscaping through the property.
La Mirada, CA 250,000 s.f.
The project’s scope included the adaptive re-use of an existing manufacturing facility, to be converted into a 120,000 s.f. furniture showroom with 25,000 s.f. of corporate offices. The Oltmans team provided complete building renovation and tenant improvements for Living Spaces. Major site-work included extensive rehab of an existing site parking and addition of new parking areas.
