Meredith International Centre Bldgs 1-7, Infrastructure and Solar

In 2012, SRG Commercial (SARES•REGIS Group) gained control of a rare, large, undeveloped parcel of land in Ontario, off of Vineyard and the I-10 Freeway. The site was originally part of a high-density plan area, developed in 1981, consisting of office, retail, hotel, and residential space. With fluctuations in market demand, a plan was devised to develop a new, state-of-the-art industrial park providing three million square feet of building area on 150 acres. According to SRG, the site was entitled in approximately 12 months, encompassing a Specific Plan Amendment, General Plan Amendment, zone change, development agreement, and full EIR. Entitlements were completed in Spring 2015 and construction commenced immediately thereafter.

The new Meredith International Centre is a warehouse and distribution complex comprised of seven buildings. Oltmans Construction’s scope of work involved 14 separate contracts which included everything from the construction of buildings 1 through 7, to the interior build-out of all seven buildings, to infrastructure, and off-site work. The facilities are LEED Certified and include high-efficiency lighting, heating/cooling, and solar rooftops on buildings 2, 3, 6, and 7.

Infrastructure

Soil reports showed that the site was fairly sandy, and since the land was undeveloped, the grading portion of the project had a short duration. The primary challenge was to level and develop all 150 acres of the site. The pads were all graded at once and adjusted to balance, but the first completed building had the most time sensitive schedule. Building 7 for QVC was completed in ten months, and included one million square feet of warehouse and distribution space. Street improvements included a total of 13,700 linear feet of new road, with 6,500 linear feet being opened to traffic, and included such improvements as landscaped medians; concrete paving; asphalt paving; storm drains; sewer, domestic and recycled water lines; SCE, Frontier and Spectrum communication lines; street lights; traffic signals (ten new and one modified intersection); two-inch city cable conduit; and landscaping. Improvements also included 32 new SCE services with meter pedestals, applications, inspections, and releases at each individual meter. Two bridges were widened by eight feet and 14 feet to include new foundations with piling, new precast beams, and concrete bridge deck and railings. Under the Corps of Engineer, storm drain connections were installed. A 30-inch, 780-foot-long sleeve for a sewer siphon was installed 40 feet deep, totaling 7,000 linear feet of major storm drains. All storm drains were equipped with diversion manholes and tied into two distilling basins.

Buildings 1-6

Buildings 1 through 6 range in size from 128,308 square feet to 573,889 square feet, and are LEED Gold Certified. All fully-leased buildings, Oltmans provided tenant improvements for:

Buildings 7 – QVC’s West Coast Distribution Center

QVC’s first West Coast distribution center is a state-of-the-art, 1,053,225-square-foot, LEED Gold facility located off of the I-10 freeway in Ontario.

Solar

Oltmans installed solar rooftop panels on buildings 2, 3, 6, and 7. Each building received ~250kW of solar.
