
The Center at Needham Ranch
Completed over several phases The Center at Needham Ranch project included mass infrastructure and grading as well as the construction of six (6) speculative concrete tilt-up warehouse and distribution centers (Buildings 1-3 and Buildings 4-6), totaling 849,525 s.f. In the second phase of the project, Oltmans added one large and four (4) medium sized pads for industrial warehouse buildings and auxiliary dedicated parking. Oltmans’ scope also included the safe relocation of the 92-year-old Live Oak Manor rock archway, to make way for new improvements.

The Center at Needham Ranch is a 135-acre, master-planned business park offering state-of-the-art facilities on a speculative and build-to-suit basis. Once completed, the business center will provide up to approximately 1.8 million square feet of industrial, office, and research and development facilities.
Infrastructure
Over the 2 main infrastructure phases on this 135 acre site, a total of 8.5 million cubic yards of dirt was moved, involving cuts of up to 110 feet and fills of up to 134 feet. An entire new water system was constructed and joined into the existing Santa Clarita Valley Water Agency loops. This system included more than 14,000 ft of new 12” and 16” ductile iron water pipe, two 1.1M gallon water tanks, a chemical feed building, a water booster station, upgrading 2,200 ft of existing line and constructing 2,800 ft of temporary line to facilitate construction. 7,400 ft of main line sewer was constructed inside the business park and 5,941 ft was added in Sierra Highway in order to service the first 6 buildings in Phase 1. A new storm drain system with more than 8,500 ft of main line and 3,300 ft of lateral lines was installed, upgrades were made to two existing drainage channels and associated culverts traversing under the main roads and 4 large water quality and 3 smaller debris basins were constructed. Five new electrical main line backbones connecting to 2 existing SCE circuits were constructed. 11,400 lf of joint trench with SCE, telecom, cable and city interconnect conduits were installed for these five back bones. Overall 8,700 lf of in-tract street improvements with associated paving, curb & gutter, asphalt bike trail, street lights, irrigation & landscaping were constructed. Additional offsite improvements to existing roadways include 3 additional right turn lanes, a U-turn pocket, a bus pocket, handicap ramps, street lights and sidewalk.
Historic Archway Relocation
Oltmans’ scope also included the safe relocation of the 92-year-old Live Oak Manor rock archway, to make way for new improvements during Phase 1, protecting and connecting to the historic Pioneer Refinery site during Phase 2, as well as working around a Southern California Gas Company corridor with two 30” high pressure gas lines, many historic oil wells and lines, the 74” metropolitan water line feeding Los Angeles and adjacent residential, commercial, industrial and cemetery neighbors.
This state-of-the-art business park in the heart of Santa Clarita, near historic Newhall will be home to a large group of first tier tenants in the entertainment industry, manufacturing, distribution and e-commerce.
