The Park at Live Oak
The Park at Live Oak consists of three (3) state-of-the-art buildings totaling over 800,000 s.f. of commercial warehouse space, trailer parking, and employee parking. A single tenant, Glenair, will lease all three buildings and a land lease for the rest of the site. Glenair specializes in high-reliability connectors and cables for mission-critical applications in various fields. The company offers various connector product lines, including space and military-qualified uses. Glenair, a privately held company based in Glendale, California, prides itself on manufacturing its products in the USA and in facilities in Western Europe, contrasting with the trend of many manufacturers moving production to countries like Estonia, Mexico, India, and China.
Offsite Infrastructure
A staggering 2.5 miles of waterline has been installed, extending from The Park at Live Oak in Irwindale to the City of Hope Duarte campus. As part of The Park at Live Oak agreement with Cal American Water and City of Hope, The Park at Live Oak's off-site improvements include over 13,000 feet of water main, a potable water supply system with a 700-foot-deep well, and a 310,000-gallon subterranean storage tank. This potable water supply system will support the new business park and the City of Hope's developments. In coordination with the City, the off-site scope also included full-width street improvements, utility connections, and three signalized intersections.
Sustainability - Low Embodied Carbon
Additionally, the project incorporates eco-friendly measures by transitioning to low embodied carbon mix designs, primarily utilizing Type 1 PLC (Portland Limestone Cement) powder in construction, marking a shift from traditional cement powder. Building 3 at The Park at Live Oak is the first of Oltmans' projects to 100% adopt this environmentally conscious approach, with future projects also incorporating similar sustainable products.
